StudentFM UK Rent Guarantor Service
When reserving your accommodation with us, you will be asked to select and choose from 2 payment methods, these are:
- Pay all your rent upfront
- Pay in 3 termly instalments
In order to secure accommodation with us on a termly payment basis, we ask that you provide a qualified UK Guarantor. A Guarantor is a responsible person who agrees to pay any outstanding rent and associated rent recovery costs for the tenant for whom they are acting as Guarantor. The agreement is a legal document and should not be signed lightly.
A rent guarantor is usually a parent, friend or relative and will have to pass certain criteria such as: be between the age of 18-75 be a UK resident, be a homeowner, be in full time employment or who has a strong credit history in the UK.
The Guarantor will sign a guarantor form, agreeing to pay the rent should you default on your payment. Providing a Guarantor is common practice in the UK and provides us with the security and knowledge that the rent will be paid in full and on time.
If you are paying for the full year ahead, you do not need to provide us with a UK Guarantor.
If you choose the Instalment Option, we will ask you to provide us with a UK Guarantor. If you cannot provide a qualifying Rent Guarantor then you can use the StudentFM Rent Guarantor Service. Provided by our partners Housing Hand.

Housing Hand requires that you provide the following documentation to be eligible for The Guarantor Service:

- For International Students:
A copy of a photo ID such as your passport and university acceptance letter (or student card). You will also need a co-signer who will sign the agreement with Housing Hand. This can be anyone who is not a student or moving into/living in the same property, normally a parent or guardian. The co-signer will need to provide a copy of their passport and proof of address which can be in any language.
- For International Students:
- For UK Students:
A copy of a photo ID such as your passport, proof of national insurance number and university acceptance letter (or student card). You will also need a co-signer who will sign the agreement with Housing Hand. This can be anyone who is not a student or moving into/living in the same property, normally a parent or guardian. The co-signer will need to provide a copy of their passport and proof of address which can be in any language.
