We know plans can change. Here's a clear explanation of when and how you can cancel your tenancy, and what happens next.
This policy sets out your cancellation rights, the exceptions that apply outside the cooling-off period, and how any refunds are handled. If you have any questions, our team is always happy to help.
A Student/Tenant can cancel their tenancy agreement within 14 days of signing the contract and paying the deposit. Cancellation requests must be submitted in writing and received within the 14-day cooling-off period.
Existing residents who rebook for the 2027/28 academic year can cancel their rebooking up to and including 31 December 2026, subject to the applicable campaign terms.
After 31 December 2026, cancellations will be subject to the terms of the tenancy agreement and the standard cancellation policy.
No deposit is required to rebook. This extended cooling-off period applies only to eligible 2027/28 rebookings and is separate from the standard 14-day cooling-off period applicable to other eligible bookings.
If the tenancy start date has passed, cancellations are not permitted, even if the request is within the 14-day cooling-off period. However, the Student/Tenant may arrange for a Tenancy Takeover, as detailed in Section 2.
A Student/Tenant who wishes to cancel their agreement after the tenancy start date may find a suitable replacement to take over the tenancy. The replacement tenant must meet all eligibility criteria and be approved by StudentFM.
A £50 administration fee will be charged for processing a Tenancy Takeover. The original tenant will be released from their agreement only after the new tenant has signed the contract, paid any required fees or deposits, and taken possession of the property (collected keys and moved in). A tenancy takeover voids any marketing incentives applied to the initial contract.
First-year undergraduate students may cancel their tenancy outside the 14-day cooling-off period, provided they:
International students who require a visa may cancel their tenancy outside the 14-day cooling-off period if their visa application is rejected. The following conditions apply:
Students whose course applications are rejected after the tenancy start date may cancel their tenancy under the following conditions:
In the event of the death of a Student, all occupancy agreement obligations will end on the date of death, and all rent or fees paid by the deceased in advance in respect of a period after the date of death will be refunded.
For cancellations approved within the 14-day cooling-off period or under the exceptions outlined above, the deposit will be refunded in full, minus any applicable charges such as the £50 administration fee for Tenancy Takeovers.
If the tenancy has started and the cancellation does not meet the conditions of this policy, no refund will be issued.
